Look for unpaid / unsatisfied judgments that are 2-9 years old, where the debtor has not declared bankruptcy (e.g. typically between individuals), and the debtor owns real estate or has a good job / owns a business. Most judgments will expire between 6-10 years, depending on state. Look for judgments just under the state’s statute of limitations, the older the judgment, the more the creditor thinks it is worthless, the more time the debtor has time to accumulate more assets, get a job, get cash in a bank, get a car, get more assets, and the more time the judgment has to gain a lot of interest (e.g. sometimes double the face value). Everything else is done on contingency or an option agreement. Then I can go after the assets or the cash inside that business.
